    I own a rental property in Canada but live abroad. What do I file?

    Non-residents earning Canadian rental income are generally subject to withholding tax on the gross rent, but you can elect under Section 216 to file a return and be taxed on the net income instead — usually far less.

    Do I have to report property I own outside Canada?

    If the total cost of your foreign property exceeds $100,000 CAD, yes, on form T1135. Penalties for missing it are significant, and it is one of the most commonly overlooked filings for new Canadians.

    I moved to Canada this year. Do I file a full return?

    You file for the part of the year you were resident. Getting that first return right matters — it sets up your benefit and credit entitlements going forward.

    I am an international student. Do I need to file?

    It is usually worth it even if you owe nothing. Filing is how you claim the GST/HST credit and build tuition credits you can carry forward and use later.
